Next Steps

How It Works
Our comprehensive approach is designed to foster long-term, sustainable development that prioritizes the needs and voices of the community. By forming strategic partnerships with local stakeholders, government agencies, and private sector allies, we create collaborative ecosystems that support inclusive growth. Additionally, we implement innovative ownership models—such as cooperatives, community land trusts, or shared equity structures—that empower residents, promote economic resilience, and ensure that development benefits are equitably distributed and retained within the community.
1. Securing the Land
We work with local government and the Community Redevelopment Agency (CRA) to identify and secure underused or vacant public land suitable for mixed-use development.
-
Identify underused or vacant public land suitable for mixed-use development
-
Apply through public land reuse or artist-in-residence programs
-
Propose a community-forward plan emphasizing local economic and cultural benefit
Goal: To secure long-term land rights (or ownership) through a land transfer or lease agreement.
2. Partnering with Developers
Once land is secured, we initiate partnerships with socially conscious developers to create multi-use spaces that blend live/work/play for creative professionals.
-
Initiate partnerships with socially conscious developers
-
Collaborate on site plans for artist studios, housing, gallery space, and retail
-
Design spaces that foster creativity and community engagement
Outcome: A multi-use space that blends live/work/play for creative professionals.
3. Establishing a Land Trust
To ensure long-term affordability and community ownership, we create a community land trust (CLT) that prevents gentrification and speculative resale.
-
Create a community land trust (CLT) to own the land
-
Artists or nonprofits lease their space from the trust
-
Implement safeguards against gentrification and speculative resale
Result: Long-term affordability and community control of creative spaces.
4. Equity & Ownership
Our program includes innovative equity and ownership models that benefit artists and ensure sustainable community investment.
-
Equity Shares: Artists and community investors can own a share in the development
-
Residency Opportunities: Artists contribute via time or work for subsidized rent or shares
-
Profit Reinvestment: A portion of profits goes back into the trust for future projects
Impact: Sustainable economic model that benefits artists and communities.
